For apartments, the building's collective documents deserve close reading. The declaration of division (Teilungserklärung) defines what you own and what is shared, while the owners' association minutes and reserve fund reveal how the building is governed and whether major works are pending. A beautiful flat in a poorly run or under-funded building can carry liabilities that only surface after completion, so these papers are as important as the home itself.

Condition and compliance round out the technical picture. An independent survey of structure, roof, services, and any signs of damp is prudent for older villas and pre-war apartments, where charm and maintenance burden often go together. Check the energy certificate, confirm that any renovations were properly permitted, and verify that listed-building or conservation rules do not constrain your plans for the property. These constraints are common in Berlin's most sought-after streets.

Finally, budget honestly for the full cost of ownership, including the six percent transfer tax in Berlin, notary and registry fees, and ongoing service charges. Engaging a German lawyer or tax adviser alongside your agent is sensible at this value level. Sound due diligence is not an obstacle to a good deal; it is what makes a good deal safe to commit to.
